The Gulf Coast Commercial Space website was designed to meet the needs of owners, leasing agents, realtors and others who have commercial, retail, office or condominium space in Sarasota County to lease or sell.
Its goal is to become an active trading post where any owner, broker, agent or realtor can list their available commercial space, complete with descriptions and pictures for anyone to view, inquire or send to a friend, for a nominal fee. Members have the opportunity of linking to their own websites to this portal as well.
It is our hope that this site will become the one location where owners, brokers and agents will post their commercial listings for office, retail or condominium space that are currently available in Sarasota County providing potential buyers and lessors a site which features only Sarasota County commercial space. We plan on achieving saturation of the site to the general public via keyword optimization, links and local advertising.

Who are we?
Gulf Coast Commercial Space is operated and hosted by MPL Properties, Inc., www.mplpropertiesinc.com, a Sarasota developer of commercial and condominium office space since 1998. This site was created to fill a need to advertise available commercial office space, retail space, office condominiums and commercial property in one, convenient location accessible to a potential tenant or buyer.
Why was the site created?
After having been exposed to the type of advertising and promotion available for our own commercial space, mainly office space for lease and for sale, it is clear that our area does not have a single, reliable collective resource that is available to the general public. We found the local efforts to be disjointed and after attempting to promote space ourselves, we decided that a trading post website would be the answer.
Why should I post my listings here?
First, the site receives priority optimization for various keywords and many search engines and is linked to several main sites that will continually increase activity. These services are included in your monthly fees and you receive the benefits of those services. Our experience in this arena has been extensive, successfully promoting sites that have received extraordinary activity per month that also include e-commerce integration.
Second, this type of website is desperately needed for our industry as there is no other central location for commercial agents and owners to post their available commercial space except for local and regional paper retail advertising. Advertising in these circulars are necessary at times but with more individuals searching on the web, the site gives everyone much more exposure, advertising and promotion for the dollar.
What are the charges? How does it work?
As a member of Gulf Coast Commercial Space, you pay a flat fee of $9.95 per month. For this monthly fee, you receive the benefit of the site itself, site optimization and links to other sites. Your membership also entitles you to access your own statistics, understanding how traffic is reaching your listings in addition to the number of hits and visits you are generating.
You also have the opportunity to post as many commercial office, retail or property listings as you wish for $1 per posting. The posting charge will allow up to 10 digital pictures to be uploaded per listing, free of charge. Each listing also includes your ability to write a description of the location of the property or space with its price by the square foot.
Each listing also has the capability of receiving a property inquiry click, a contact us form about a property listing, send this property listing to a friend and click on a link to your website, if you have one. Any of these actions will cost $.50 per click and cannot exceed 1 click from the same user within a 24 hour period. This protects you from being overcharged.
Visa and Mastercard is accepted and your card on file will be charged every 30 days for your membership fee. The membership, posting and click thru fees are non-refundable.
